Privacy policy
This policy says what we collect on akcern.ai, why, on what legal ground, who else sees it, and what you can demand from us. It is written to be read, not to be survived.

Who is responsible

What we collect
- What you type into a form or tell the concierge: name, phone, email or Telegram, and the message itself.
- Your conversation with the concierge, including voice messages, which are converted to text to be answered.
- Account data if you sign in: email or Telegram identifier, and your role.
- Technical data: pages opened, a session identifier, approximate device and browser, and the IP address in server logs.
- Where you came from — utm marks, gclid, fbclid — recorded only after you allow analytics, never before.
- Favourites, comparisons and recently viewed listings, which stay in your browser and are not sent anywhere until you sign in.
On what ground
Under article 8 of the Republic of Armenia law on the protection of personal data (ՀՕ-49-Ն), processing is lawful with your consent or where the data came from a public source. We rely on your consent. There is no "legitimate interest" basis in Armenian law to fall back on, which is why analytics and advertising stay off until you switch them on, and why refusing costs you nothing.
What we use it for
- To answer you — a request with no way to reach you back is the one thing we cannot use.
- To show and explain properties, and to answer questions about them through the concierge.
- To keep the site working: sign-in, language, theme, and diagnosing errors.
- With your permission — to understand which pages fail people, and which ads actually bring them here.
Who else sees it
We do not sell your data. We do pass it to the services that make the site work — each sees only what its job needs:
- Anthropic — powers the concierge; your message text is processed there in order to be answered.
- ElevenLabs — converts voice to text and back, if you use the voice mode.
- Telegram — how a request reaches the person who will call you back.
- Sentry — receives technical error reports so failures can be found.
- Vercel and the database host — run the site and store the records.
- Google Analytics — only if you allow analytics.
- Meta — only if you allow advertising.
Data leaving Armenia
The services listed above run on servers outside Armenia, so using this site means your data crosses the border. If you write to the concierge, your message is processed abroad. If you would rather that did not happen, contact us by phone or Telegram instead — no part of this site is required to reach us.
How long we keep it
- Concierge conversations: 12 months by default.
- Your request and contact details: until you ask us to delete them, or until the deal they concern is closed and the statutory retention period expires.
- Account data: while the account exists.
- Analytics events: for the period set on the counter; withdrawing consent stops new ones being recorded.
- Server logs with IP addresses: a short technical period, for diagnosing failures and abuse.
What you can demand
- Get a copy of everything we hold about you — your account page exports it.
- Have it corrected if it is wrong.
- Have it deleted. Your account page does this; some records we must keep where the law requires it, and we will say which.
- Withdraw consent at any time, in one click, from the cookie settings. Withdrawing is as easy as giving — that is the point.
- Object to your data being used for analytics or advertising, without losing access to anything.
- Complain to the personal data protection authority of the Republic of Armenia.
