About

Akcern AI valuation service is market and investment valuation of real-estate objects in Armenia. We work to international methodology (a RICS-aligned approach) with a local adjustment for the Armenian market and its specifics. Inside the service: market valuation for seller/buyer, valuation for the bank (mortgage or collateral), investment valuation with yield modelling, portfolio re-valuation for the investor, valuation for inheritance and court purposes.

For whom

  • Seller: wants to know the real market price of the object before listing.
  • Buyer: doubts the asking price and needs an independent opinion.
  • Bank / bank client: valuation for a mortgage or collateral.
  • Investor: yield valuation — rent / resale, IRR, capitalization rate.
  • Heir / party in dispute: official valuation for the notary or court process.

How AI helps

AI gathers and sorts comparable deals from open and our closed sources and produces a first calculation using the comparison approach. The valuer checks, adds adjustments (floor, condition, renovation, legal cleanliness), and forms the final opinion. AI does not sign the report.

Team

A certified valuer licensed by the Republic of Armenia, plus a data analyst responsible for the comparable-deal base. Certification is mandatory for reports accepted by banks and courts.

Price and timing

Basic valuation — from AMD 80,000 for an apartment up to AMD 250,000 for a commercial property or house. Lead time — 3–7 working days. For a 48-hour rush — +50%.
