How Akcern verifies a property: the 13 checks
What Akcern verification is
Every property is checked before it appears on the site. The list of passed checks is shown on the property page.
Akcern verification is 13 checks, and each answers one specific question: is the title confirmed, does the area match a measurement, is the price inside the valuation band, are the utilities connected. For a buyer it is a way to see what exactly was checked and, where the date is recorded, when, rather than take the word "verified" on trust.
Below: how the verification works, what you see on a property page, and what each of the 13 checks means.
How the verification works
13 checks: five required, eight additional
Every property has 13 checks. Five are required: "Title verified", "Area re-measured", "Photography by Akcern", "Akcern valuation anchored" and "Assistant briefed". The other eight are additional.
Three states of a check
A check is passed, in progress, or not applicable to the property. "Not applicable" is used when the check does not apply to the property or there is no source data for it, for example a seismic analysis for a secondary-market home.
How many checks a property needs to appear on the site
A property appears in the catalogue and gets its own page only when at least seven of the 13 checks are passed and all five required ones are among them. "Not applicable" does not count toward the seven. A passed check whose validity period has expired does not count either, until it is confirmed again. If the condition is not met, the property is not shown on the site.
So the passport of a property shown on the site lists at least seven passed checks.
What you see on a property page
A property page has a "Checks · N" section, where N is the number of passed checks; their names are listed there. The "Verification passport" button opens the passport: for each passed check it shows the name, a description of what the check confirms and, where recorded, the date it was passed.
Checks that are in progress or not applicable are not shown in the passport.
The description in the passport is the general description of the check. The passport does not show document numbers or copies for the specific property.
At the bottom of the passport is a line on the limits of verification: "What we do not claim: a guarantee of future yield, a market direction forecast, or the outcome of a specific legal question. Those are handled in person, not by a stamp."
The 13 checks: what is checked and by which document
The checks follow the order in which they appear in the passport. The name and description are as shown in the passport on the site. Where the description needs clarifying (the "not applicable" condition, the condition under which a check is not passed, what exactly is checked), an explanation follows.
1. Title verified
Cadastre certificate pulled by Akcern Legal, ownership chain confirmed, no encumbrances.
Required check: without it a property is not shown on the site.
2. Permits in order
Construction permit, change-of-use certificate, and operation permit are on file with Akcern.
Additional check.
What is checked and by which document. This check covers three documents: the construction permit, the change-of-use certificate and the operation permit. It confirms that they are on file with Akcern. For secondary-market homes to which such permits do not apply, the check is marked "not applicable".
3. Area re-measured
Floor area is supported by a physical re-measurement by Akcern, not just the developer's brochure.
Required check: without it a property is not shown on the site.
What is checked and by which document. What is checked here is a measurement, not a document.
4. Floor plan accurate
The published floor plan reflects current reality, not an outdated original.
Additional check.
5. Structural inspection passed
Akcern Construction inspected the load-bearing structure; no critical defects identified.
Additional check.
What is checked and by which document. The check rests on an inspection of the load-bearing structure by the Akcern Construction team. It confirms that no critical defects were identified. For a property under construction, before handover, the check is marked "not applicable".
6. Seismic spec on file
LIRA or equivalent FEM analysis is on file. Applies to new builds.
Additional check.
What is checked and by which document. This check applies to new builds. It confirms that a LIRA or equivalent FEM analysis is on file with Akcern. For secondary-market homes and buildings that are not new, the check is marked "not applicable".
7. Thermal class verified
The thermal class is supported by a real heat-loss measurement or a developer certificate.
Additional check.
What is checked and by which document. The thermal class must rest on one of two things: a real heat-loss measurement or a developer certificate. If there is no data on the thermal class, the check is marked "not applicable".
8. Utilities active
Gas, water, electricity, and sewer are live and tested. No pending hookups.
Additional check.
What is checked and by which document. The check confirms that gas, water, electricity and sewer are live and tested, and that there are no pending hookups. For a property under construction, where nothing is connected yet, the check is marked "not applicable".
9. Photography by Akcern
Photos were shot by Akcern's brief-aligned photographer. No developer renders mixed in.
Required check: without it a property is not shown on the site.
10. Akcern valuation anchored
Akcern Valuation produced a comparable-grounded price band. The listed price falls inside it.
Required check: without it a property is not shown on the site.
What is checked and by which document. Akcern Valuation builds a price band from comparable transactions. The check is passed if the listed price falls inside that band. If the price is outside the band, the check is not passed.
11. Concierge briefed
The concierge's knowledge base has context for this unit: district, building, finishes, payment terms.
Required check: without it a property is not shown on the site.
12. District profile on file
Akcern Editorial has a District Anatomy entry for this district (or one is planned).
Additional check.
13. Legal walk-through ready
Akcern Legal has prepared the buyer-side document pack for the first meeting.
Additional check.
Frequently asked questions
What is the verification passport?
It is the part of a property page that opens with the "Verification passport" button. It lists the passed checks: the name, a description of what the check confirms and, where recorded, the date it was passed. It does not show document numbers or copies for the specific property.
How many checks must a property pass to appear on the site?
At least seven of the 13, and all five required checks must be among them: "Title verified", "Area re-measured", "Photography by Akcern", "Akcern valuation anchored" and "Assistant briefed". If fewer are passed, the property is not shown in the catalogue.
Why does the passport not list all 13 checks?
The passport shows only passed checks. Checks in progress and checks marked "not applicable" are not shown. Some checks may not apply to a property: a seismic analysis applies to new builds, and the utilities check does not apply to a property under construction where nothing is connected yet. A "not applicable" check does not count toward the seven.
What does the date next to a check mean?
Where a date is shown, it is the day the check was passed. Some checks have a validity period, for example a certificate. A passed check whose validity period has expired does not count toward the seven until it is confirmed again.
Does verification guarantee yield or the outcome of a legal question?
No. The passport confirms what it lists. Akcern does not claim a guarantee of future yield, a forecast of market direction, or the outcome of a specific legal question.
