How we work on a purchase

    You tell us what you are looking for.

    Free-form is fine: 'a three-bedroom in Avan, budget up to $250k, needs renovation, ideally with a balcony.' The AI assistant will ask clarifying questions and surface the first matches.

  2. 02

    We show 3–7 properties.

    Honest photos, real price, the property's history (year built, renovation, legal status).

  3. 03

    You pick 2–3 to view.

    We arrange it — in person or online by video. For the diaspora, a separate scenario with a detailed video record.

  4. 04

    Legal due diligence, negotiations, transaction.

    This is specialist work, not AI. From signing our engagement letter to keys-in-hand: typically 4–8 weeks.

Catalogue · filters

District, property type (apartment / house / commercial / land), area, price, floor, condition (shell / renovation-ready / move-in), new build / resale, legal status (registered / in process / encumbered). We do not offer an 'AI rating' filter — it is poor practice.

FAQ — the three most common questions

Can I buy without coming to Armenia?

Yes. We have a dedicated scenario for the diaspora: video viewings, remote legal due diligence, remote signing through a notary with legalisation. Details on the /international page.

What does your buyer-side support cost?

For private buyers — free; our commission is paid by the seller or developer. Legal support for the transaction is billed separately (from AMD 60 000) and is the buyer's choice.

What if I want to check a property I found myself?

We can. It's a separate package: due-diligence on a property without buying through us. From AMD 80 000.
